AQUEDUCT BUILDING

ROCHESTER, NY

Description

Landers Management is the co-developer/owner of the 182,435 square foot historic Aqueduct Building. Formerly, the headquarters of Lawyers Co-op and Thomson Reuters. The complex is now the headquarters of the Fortune 500 company, Constellation Brands, Inc. The facility is a complex of seven buildings that were constructed between 1870 and 1948. All of the buildings are interconnected by bridges or inner doorways, except for Building 7.

Landers Management partnered with Costanza Enterprises in 2020 to purchase and redevelop the facility after Thomson Reuters vacated. The project entailed complete interior demolition and renovation, including major structural elements, windows, and all mechanicals and finishes. The building’s historic elements and features have been meticulously preserved and restored and are all prominently featured in this unique, architecturally significant redevelopment project. The three-year project required over $100 million in capital to complete and utilized State and Federal Historic Tax Credits, COMIDA tax PILOT, Federal Opportunity Zone Incentives, and various other economic incentive programs. The Aqueduct Redevelopment is integral to Rochester’s Roc the Riverway revitalization plan. This is the first project in 50 years to bring a Fortune 500 company to Downtown Rochester.

The Aqueduct redevelopment received a 2025 Excellence in Historic Preservation Award from the Preservation League of NYS, www.preservenys.org/blog/award-spotlight-aqueduct
